Position
Summary:
The General Manager of the Shopping Center is the team leader who has the overall responsibility of maintaining the physical integrity of the property and creating an environment which enhances customer satisfaction, drives tenant sales and positions the property for future growth. The GM must possess basic shopping center management experience while developing a familiarity of related business practices. At times, the General Manager may receive assistance and coaching from senior level management along with support from other disciplines within the organization.
Responsibilities include the following:
Management Responsibilities
Manage the shopping center facility and common area customer experience to the highest standards, achieving operational excellence in all areas including, but not limited to:
o Support the Center s Executive Strategic Plan
o Maintaining the common area to specified GGP standards
o Identifying efficiencies and further enhancing the customer s
shopping center experience
o Ensuring the common area is secure
o Support the execution of Leasing, Specialty Leasing and Marketing
activities
o Implementing marketing strategies that will drive tenant sales
o Managing service contracts
o Administration of leases, reciprocal easement agreements and other
operating covenants
o Ensure the center meets all governmental regulations
Manage and develop the talent of center personnel, including but not limited to:
o Supervising, leading and training the:
Associate General Manager; (if applicable)
Operations Manager in the operation and maintenance of all
property systems for the center, daily operation of the
property and the supervision of independent contractors when
such services are engaged
Common Area Coordinator in the execution of Specialty
Leasing, Alternative Revenue and Marketing activities
Administrative Staff in the support they provide to the property
o Responsible for the full life cycle of staff including, but not limited to,
recruiting, on boarding, performance management, training/coaching
and off boarding
Develop and maintain beneficial relationships, including but not limited to:
o Retailer relationships at the local and regional level
o Team Member relationships
o Facilitate the communication and collaboration, across all disciplines
of the team
o Community relationships, including but not limited to center
customers, government entities and business, professional or
charitable organizations
o Competition within the market
Maintain continuous dialogue with corporate business partners, peers and management staff
Prepare various reports requested by the regional and corporate offices
Review lengthy documents and financial reports, judging for accuracy. Visually judge graphics and displays; Conducts public, individual and telephone meetings with vendors, tenants, media and staff, requiring speaking and hearing; Requires mobility to visit stores
Manage Carousel/Ice Rink operations, as applicable
Financial Responsibilities
Preparing and managing the center s annual capital and operating expense budgets; Implementing the capital expense plan in a timely, conscientious manner
Identifying and exercising CAM expense control strategies and tactics
Reviewing and approving disbursements in accordance with approved annual budget
Assisting the Capital Market and Tax departments with loan refinances and real estate tax appeals
Manage Property Accounts Receivable, including national, local and business development deals, in conjunction with Corporate Accounting
Leasing Responsibilities
Support the leasing effort for the center by:
Providing local market knowledge/intelligence related to economic, demographic and retail activity
Ensuring that, at all times, vacant spaces are presentation ready and accessible for the Leasing Rep and their clients
Assisting the Leasing Rep in presentation preparation, market tours and provide other financial and logistical information and support as requested
Marketing Responsibilities
Support Marketing in preparing annual marketing strategies for the property
Act as the key individual responsible for building and maintaining community relationships
In partnership with the Strategic Partnerships group, host events and opportunities to showcase the property to the community
Ensure that the property/asset is positioned for future growth by:
o Observing and reporting market changes relating to the following, including but not limited to:
Demographics
Competition
Community and governmental issues including taxing authorities
Economic development plans
Changes to infrastructure
Operations Responsibilities
Ensure maintenance of all property operating systems, including but not limited to:
o HVAC
o Fire systems
o Sprinkler system
Manage on-site Tenant Coordination and Common Area Refresh efforts
o Oversight of the Operations staff to:
Ensure timely turnover of space including all required
documentation
Procure Landlord work project estimates and ensure project
completion
Ensure successful early or on-time store openings
Manage all lien related matters
Assist in the effort to ensure that Common Area Refreshes
are completed on-time and at or under budget
In conjunction with National Operations and Legal, ensure the center meets all ADA regulations
Property Emergency Preparedness
o Lead and act as the primary point of contact and spokesperson for
the property during local crisis events and in concert with Corporate
Communication
o Establish and maintain relationships with local police, fire, public
utilities and emergency responder agencies
o Insure public safety contractor is fulfilling all contractual
responsibilities
o Work with GGP Corporate Security and supply information requests
in a timely manner
Personal Responsibilities
Strive for personal growth and self-improvement through continuing education, seminars, professional organizations and publications
Other duties as assigned
Requirements

Qualifications include the following:


Bachelor s Degree or related experience in the workforce
Real Estate Salesperson s license preferred (please note: State law may dictate the requirement of a Real Estate license)
Minimum 2 years regional shopping center management experience
Understanding and knowledge of a specialty leasing program with the ability to canvass, negotiate and close specialty deals
Strong ability to lead and influence a diverse group of people
Strategic business orientation
Adept in financial analysis, budgeting and forecasting
Excellent communication skills
Computer skills that include Excel, Microsoft Word or other word processing programs
Strong merchant and community relations skills
The ability to work with and communicate effectively with tenants and contracted services personnel
Minimum 2 years supervisory experience
